The Challenge

An Agincourt condo owner was woken at 2 AM Saturday by her downstairs neighbour reporting water through his bedroom ceiling. She had no idea what had failed in her suite or how to stop it. The downstairs neighbour was talking about calling his insurance in the morning.

She needed someone on-site immediately plus written documentation that would protect her from a liability claim.

How We Ran It

    Phone-guided water isolation

    Our emergency dispatcher walked her through locating the isolation valves at her fan coil closet and shutting off supply water. Active water flow stopped within 10 minutes of her first call.

    On-site in 90 minutes

    David Okonkwo arrived at 3:30 AM with a First Co parts kit. Confirmed the source as a corroded through-rust pinhole in the original 1998 galvanized pan. Photographed everything for the insurance file.

    Pan, pump and float switch replacement

    Original galvanized pan replaced with upgraded zinc-coated steel. New Little Giant condensate pump and float switch installed. Float switch tested by intentionally flooding the pan to prove the safety shutoff operated correctly.

    Written incident report for insurance

    Twelve-photo incident report delivered showing equipment failure (not negligence), proper emergency response, and remediation scope. Owner forwarded copies to her broker and the downstairs neighbour’s property manager.
