The Challenge
A 2008 Humber Bay Shores lakefront tower with 320 units served by 18 vertical hydronic risers was showing advanced scale buildup. The loop ran 20 psi below design pressure and primary pumps were working at 70 percent of nameplate to compensate.
Two prior consultants quoted riser replacement at $800K+. The condo corporation wanted a chemistry-based second opinion before committing to that capital expense.

- TDS dropped from 1,850 ppm to 420 ppm (77% reduction).

How We Ran It

Three-day chemistry diagnostic
Loop water sampled at 6 points for TDS, pH, chloride, iron and hardness. Visual riser inspection at 4 access ports spanning the full height. Primary pump amp draw measured against nameplate.

Diagnosis: scale, not corrosion
Water hardness 420 ppm, TDS 1,850 ppm, zero corrosion products, zero pitting visible. Risers structurally sound. Chemical descaling could restore loop capacity, no replacement required.

Ten-day inhibited flush
Full-building loop flushed over 10 days with inhibited descaler. Two Grundfos primary circulators replaced on condition basis. Pre- and post-flush chemistry documented at all 6 sample points.

Weekend pressure test and monitoring plan
Post-flush pressure test over a Friday-Sunday window with design pressure restored within 24 hours. Written 15-year chemistry monitoring plan delivered for ongoing scale prevention.
