The Challenge

A 1992 Thornhill luxury tower reached critical mass on failures of 220 original Trane Axiom water-source heat pumps. Reserve fund study flagged 2026-2028 as the replacement window.

Many owners had been in-suite 20+ years. The board required a replacement program with resident accommodation that matched the Thornhill community’s expectation of discretion and courtesy. The ClimateMaster Tranquility 30 replacement chassis also needed per-suite slide-out rail modifications because of a 1.5-inch wider footprint.

  • Zero resident displacement, zero commissioning failures.
  • Approximately 18% reduction in combined heating and cooling consumption (90-day post-install monitoring).
  • Board approved Phase 2 (common area + mechanical refresh) at first post-completion review.

How We Ran It

    Thirty-two-week rolling install

    Seven units per week over 32 consecutive weeks, Monday through Thursday with Fridays reserved for punch list and buffer. 72-hour advance written notice per suite plus morning-of knock reminder.

    Resident accommodation protocol

    Fourteen residents requested specific weekday windows for cultural or scheduling reasons. All 14 accommodations honored. Resident coordinator phone line staffed Monday-Friday 8 AM-6 PM throughout.

    Chassis slide-out rail modification

    Each suite closet rail cut and re-mounted 1.5 inches wider using matching galvanized angle iron. Cardboard template confirmed clearance before cutting. New ClimateMaster chassis slid in on new rails.

  4. 4

    Per-unit commissioning

    Refrigerant charge verified, loop flow tested, 15-minute heat and cool cycle before sign-off per suite. Belimo zone valves and 24V thermostats replaced at the same time.
