The Challenge
A 1991 Oakville Place mid-rise had three overlapping issues: end-of-life Magic-Pak HWC units averaging one failure per month, resident acoustic complaints about nighttime noise, and three units with water infiltration from Lake Ontario storm events.
The board wanted one program that solved all three problems rather than running equipment replacement, louver reframing, and acoustic retrofit as three separate contracts.

Magic-Pak MCE spec’d as the replacement because it rates 4-5 dB lower than the HWC generation and improves efficiency. Direct refrigerant drop-in with no piping modifications.

All 24 exterior louvers reframed with new weatherstripping and insulation as part of the install window. Resolved the 3 water-infiltration units during the same crew visit.

R-11 mineral wool with vinyl facing installed in each closet during the install window. Before-and-after decibel readings documented per unit.

2-3 units per week Monday-Wednesday. Coordinated around a planned common-element elevator modernization running in parallel to avoid access conflicts.
